More specifically: this video is continuing our documented journey of purchasing land in Joshua Tree / Yucca Valley area to put a prefabricated modular tiny home or small home on it for airbnb.

CALIFORNIA PREFAB COMPANIES:
- Most of these really cool and cutting edge prefab companies are located here right?

PREFAB CAN BE EXPENSIVE:
- We find out many of these companies are expensive, some even more than traditional stick build homes
- Many of these designs are too modern for us

BENEFITS OF PREFAB:
- However, these companies are embracing the benefits of pre-building homes with energy efficiency, smart home technology, expedited build time, etc…

PRE-APPROVED PLANS:
- The more affordable California prefab companies were using county or city pre-approved plans.
- The benefit of these plans being you'll get a permit much quicker to start building
- These plans however are a bit too generic for us because we want to be able to have 2 bedrooms and two bathrooms with loft space in an 800 square foot or less small home; because people are looking for vacation rentals to provide a unique experience.

FINDING THE PREFAB COMPANY:
- We started looking for companies outside of California, because prices were more affordable even with the shipping costs.
- The company we found let us know most all of their model homes were customizable. More importantly customizing it would not increase the cost much.
- A factory home tour visit to see their modular, travel trailers, and rv park models would be reimbursable up to 1000 dollars.

FACTORY VISIT:
- Their homes could be put on a foundation or removed like a tiny home on wheels. Their floor design passes IRC compliance to be used as a permanent dwelling or for RV park model.
- Floor is sheeted so no air infiltration or bugs or termites can get into the structure. The sealed floor system also provides a conditioned space. Helping provide a very energy efficient home.
- Sheeted floor has all the plumbing built in for kitchen and bathrooms.

HOUSE #1: 400 SQFT. TRAVEL TRAILER
- The kitchen is one module, because it will have a separate module connected for living room
- Vaulted ceilings even in the bathroom give it a much roomier feel
- Quartz countertops are very lightweight
- Washer and dryer in hallway

HOUSE # 2: TRAVEL TRAILER RV PARK MODEL
- Has to be 8” 6’ wide for DOT regulations for transport, so the side decks will fold up to allow it them to be transported.
- big picture windows for ample views
- Has plenty of loft space
- Model is completely off grid with full solar setup, battery pack setup, and composting toilet
- Half bath with smallest shower you could get at 30’
- Wood burning small heater

HOUSE #3: TINY/SMALL HOME (TO BE PUT ON A FOUNDATION):
- Full big lower covered patio space
- loft space leads out to upper balcony through a hobbit door
- Spiral staircase by front door leads up to upper patio as well
- Upper balcony has enough space to have a couple chairs and check out the views

WE START A ROUGH DESIGN OF OUR HOME:
- Using a piece of loose-leaf paper we begin the design a 2 bedroom and 2 bathroom small home
- Electric fireplace will be in the corner and sliding doors will be used in the living room as well as both bedrooms on either side to walk directly our onto the back patio
- There will be a loft and an upper balcony as well as covered patio on one side
- We input the preliminary design into their computer design program and then print out our first drafted blueprint of a 655 SQFT. small or tiny home
- We looked at some 3D renderings of a similar home
- All of this is done within one day of our visit the factory

MORE STILL TO RESEARCH AND LEARN ABOUT PUTTING A PREFAB HOME ON RAW LAND…
- We wanted to make sure it was all still possible to put a modular home on our land
- This lead us to learn a lot more about what we still needed to do before committing to starting the build
- We also learned more about the land we planned to build on
- All of this will be discussed in our next video about site preparation
